Executed mandates

A promising lender conversation is not a sanction. We work backwards from credit.

Before a proposal is placed, we test cash flow, structure, security, policy fit and likely conditions through the questions credit will ask. The twelve mandates below show what that produces: the situation, the question a credit desk would raise, what we did, and what changed for the business.

Client identities withheld. Mandate facts retained. Turnaround measured from engagement to disbursement.

The credit route

Each step has to hold before the file leaves our desk.

What gets discussed first with any lender is the rate, the limit and the tenor. What decides the sanction is everything underneath. We test it in this order.

  1. RequirementBrief confirmed: use of funds, amount, timing.
  2. Cash flowRepayment tested on actuals and projections.
  3. StructureFacility, tenor and security aligned to the use.
  4. Policy fitLenders matched on appetite and policy.
  5. ConditionsLikely sanction conditions mapped before placement.

Rs.21 Cr

Working-capital takeover and enhancement

Cash credit and non-fund limits · HDFC Bank

Situation
Existing working-capital limits of Rs. 8 Cr with SBI had not kept pace with turnover. The promoter needed operating headroom without pledging further property.
Credit question
Can a lender enhance limits 2.6 times on the same business, and on what security?
What Finansh did
Rebuilt the working-capital assessment on current turnover and operating cycle, placed the proposal with HDFC Bank, and negotiated the enhancement with the existing collateral released rather than added to.
Outcome
Limits taken over and enhanced from Rs. 8 Cr to Rs. 21 Cr. Collateral released. Interest rate reduced by 2.90%. Disbursed 43 days from engagement.
Turnaround
43 days from engagement to disbursement
What it changed
At full utilisation, 2.90% on Rs. 21 Cr is about Rs. 61 lakh of interest a year, and the released property is available for the next requirement.

Rs.18.95 Cr

Group-captive solar project finance

15-year term loan · State Bank of India

Situation
A group-captive solar project backed by five separate power-purchase agreements needed long-tenor debt.
Credit question
Will the lender underwrite five offtakers and the captive-consumer shareholding rules, and still lend without additional security?
What Finansh did
Modelled the project on PPA cash flows with each offtaker assessed separately, structured the captive-consumer compliance into the proposal, and placed it with SBI.
Outcome
Rs. 18.95 Cr sanctioned as a 15-year SBI term loan with nil collateral. Disbursed 39 days from engagement.
Turnaround
39 days from engagement to disbursement
What it changed
No property mortgaged. The sponsor’s balance sheet stayed free for the next project.

Rs.15 Cr

Construction-equipment finance

Equipment purchase finance · HDFC Bank

Situation
An EPC contractor had to put equipment on site to a contract schedule.
Credit question
Can the sanction keep pace with the site, and at what cost?
What Finansh did
Prepared the proposal around the contract order book and equipment deployment plan and ran the sanction and documentation in parallel.
Outcome
Rs. 15 Cr purchase finance from HDFC Bank with nil processing fee. Disbursed 11 days from engagement.
Turnaround
11 days from engagement to disbursement
What it changed
Equipment reached the site on schedule and the processing fee was waived in full.

Rs.10.71 Cr

Multi-facility refinancing

Term loan, working capital, BG/LC, export packing credit, machinery finance · HDFC Bank

Situation
A single high-cost loan against property was funding working capital, exports and expansion at once.
Credit question
Which facility should fund which need, and will a lender take over the whole position?
What Finansh did
Split the requirement into the right instruments: a business term loan for the property-backed debt, cash credit for the operating cycle, BG/LC for trade, export packing credit for exports and machinery finance for capex.
Outcome
Rs. 10.71 Cr across five facilities with HDFC Bank. Interest rate reduced by 2.75%. Disbursed 34 days from engagement.
Turnaround
34 days from engagement to disbursement
What it changed
Each need now has the right tenor and pricing, and the business stopped paying property-loan rates for working capital.
05 · Renewable energyDisbursed

Rs.24.6 Cr

Solar-project refinance

15-year term loan, takeover from IREDA · State Bank of India

Situation
An operating solar project was carrying debt priced during construction, after the plant had commissioned and was generating.
Credit question
Does the generation record justify a bank taking over the loan on a longer tenor without security?
What Finansh did
Presented the generation history, PPA and repayment record as an operating-asset case rather than a construction-risk case, and placed the takeover with SBI.
Outcome
Rs. 24.6 Cr taken over by SBI on a 15-year tenor with nil collateral. Interest rate reduced by 3.40%. Disbursed 40 days from engagement.
Turnaround
40 days from engagement to disbursement
What it changed
3.40% on Rs. 24.6 Cr is about Rs. 84 lakh of interest in the first year, and the longer tenor lowered the annual repayment.
06 · HospitalityDisbursed

Rs.7.95 Cr

Hotel lease-rental discounting takeover

Lease rental discounting · Bank of India

Situation
Rental-backed debt with a co-operative bank needed refinancing, with a weak industry score and high leverage on the balance sheet.
Credit question
Will a public-sector bank look past the industry score and the ratios?
What Finansh did
Moved the assessment from historical ratios to contracted rental cash flows, and cleaned up the credit record so that the bureau rank improved before placement.
Outcome
Rs. 7.95 Cr taken over from Saraswat Co-operative Bank by Bank of India. CMR improved from 8 to 4. Disbursed 42 days from engagement.
Turnaround
42 days from engagement to disbursement
What it changed
A file that fails a ratio screen became a sanction on cash flows.
07 · Solar EPCDisbursed

Rs.2.5 Cr

Additional collateral-free working capital

Cash credit and non-fund limits under multiple banking · State Bank of India

Situation
The business needed more operating limits and did not want to move its existing banking relationship.
Credit question
Can a second bank add limits without disturbing the first, and without property?
What Finansh did
Structured an additional facility under a multiple-banking arrangement with SBI, backed by CGTMSE cover in place of collateral.
Outcome
Rs. 2.5 Cr of cash-credit and non-fund limits added, CGTMSE-backed, with the existing bank untouched.
What it changed
More limits, no property pledged, no relationship moved.

Rs.5 Cr

Loan against property balance transfer

Loan against property · Cholamandalam

Situation
Property-backed debt needed refinancing while leverage was high and reported profitability was low.
Credit question
Can the file clear a fixed-obligation test it fails on paper?
What Finansh did
Optimised the loan-to-value, presented the repayment capacity on actual cash flows, and obtained a FOIR deviation from the lender’s credit committee.
Outcome
Rs. 5 Cr balance transfer to Cholamandalam with an approved FOIR deviation.
What it changed
A decline on the standard ratio became a sanction on a deviation.
09 · Casting unitDisbursed

Rs.2.87 Cr

Commercial-property purchase finance

Commercial property loan · Kotak Mahindra Bank

Situation
A casting unit wanted to buy commercial property alongside its existing business debt.
Credit question

What Finansh did
Placed the proposal under a banking-programme assessment, with the existing debt and the property valuation structured into the eligibility.
Outcome
Rs. 2.87 Cr sanctioned by Kotak Mahindra Bank and the purchase completed.
What it changed
Eligibility assessed on banking turnover rather than reported income.
10 · Solar EPCDisbursed

What Finansh did
Rebuilt the working-capital assessment around the EPC billing cycle and unbilled revenue, and placed the takeover with HDFC Bank.
Outcome
Rs. 35 Cr of limits taken over from Kotak Mahindra Bank by HDFC Bank. Parent-company guarantee waived.
What it changed
Limits now follow the contract cycle, and the parent company is no longer on the hook.

Credit question
Will a bank fund a scheme-specific project with a DISCOM counterparty without additional security from a mid-sized sponsor?
What Finansh did
Built the proposal around the scheme tariff, DISCOM payment mechanism and construction timeline, and placed it with SBI as a project-finance case.
Outcome
Rs. 30 Cr sanctioned as a 15-year SBI term loan with nil collateral. Disbursed 48 days from engagement.
